In Mexico, the world's leading avocado producer. The climate and soil in the growing regions are among the few places where avocados thrive, which is part of why suitable land is worth talking about at all.
What sustainability measures do you use?
Mainly three. Drip irrigation that runs well above traditional flood efficiency. Partnerships with the surrounding communities, including health coverage and local distribution of non-export fruit. And land management built around keeping the orchard productive for decades rather than seasons.

Why does avocado farmland behave differently from public markets?
A share price moves with interest rates, sentiment, and a discount rate applied to a value years away. A tree moves with how much fruit it grows and what that fruit sells for. They are not driven by the same things, so farmland income does not have to move with the equity market.
How long does an orchard take to produce?
A newly planted orchard gives its first crop in about four years. Traditionally it took around fifteen years to reach maximum production. With modern planting technique and technology, that can come down to roughly eight to twelve years. The lag is real, and it is also why the supply of producing orchards cannot expand quickly.
What makes suitable avocado land scarce?
Avocados need a specific combination of altitude, climate, soil, and water. There are not many places on earth that offer all of it at once. Demand for the fruit keeps growing; the land that can grow it does not.
